Lender / Financed Transactions
Financed closings have more sequencing than cash deals. Funds are conditioned on documents, documents are conditioned on the record, and the recording has to happen in the right order.
We work with lenders, brokers, and buyers to line those steps up before a funding date is committed.

For lenders
You need to know the collateral is what the file says it is, that prior encumbrances are addressed, and that your mortgage is recorded. We handle the documentation and report back with what was filed and when.
For buyers using financing
You will be asked for more paperwork than a cash buyer, and some of it depends on how you take ownership. We explain what each item is for so it can be produced once instead of three times.
